In the Last Year - Part 2

Now, let’s rewind back to this idea I had in January after I moved here. It seemed crazy at the time, not going to lie. I got my real estate license – for fun. But mostly because at SOME point in my life I wanted to do my own renovations. Fix and Flips, if you fancy. I figured that license would help me to source the asset – and save money on the overall transaction. I had no intention of activating my license until I had some money to do something with. But the Universe had plans it seems. A friend from real estate school wanted me to have my license so she could refer people to me – she worked full-time and was close to retirement and didn’t really want to “be a realtor” either. I was desperate – so I took her lead. Then I held an open house. Then I closed my first deal. I got my second deal under contract. I held another open house. I closed my second deal. I did some design work. I showed some 40-50 houses. I closed my third deal. Somewhere along the way, my confidence returned. My drive. My ambition. My trust in the universe that it would all end up ok.

This past March I was introduced to a friend of a friend. He’s mildly interested in real estate. But he’s more interested in making money. The mutual friend we have speaks highly of me, I suspect. And this friend of a friend trusts me. He trusts my background, my tenacity, my drive. It started with one deal – in my neighborhood – he was going to partner with some of my other friends who were looking to invest. They backed out and he decided to go it alone. That deal stalled over some issues with title. We got antsy. I found another deal. We closed last Friday. So here we are. It’s all truly beginning.

With him backing the project financially, my job is to design the renovation to what the market and the neighborhood dictate. I manage the contractor and minimize his involvement to save project dollars. I manage the budget, the timeline, and eventually the sale of the project.

And it all officially started yesterday. The pictures below are of my first renovation. It’s smaller than what should have been the first renovation and seems more cut and dry. The neighborhood is quaint, quiet and centrally located. I’m stoked. And nervous. A virtual stranger has entrusted me to care for his asset, renovate it, and return a hefty profit on the sale. The schedule is tight at 4-5 weeks. More terrifying, the first property that we had under contract closes in exactly 1 month – and I start the process all over again… along with selling the first.

So if you’ve not heard from me in a while, or I go silent on returning calls and texts, this is why. I told a friend, who was in town last week that I keep smiling at myself and shaking my head. She asked why.

“I can’t believe how different last year looked in comparison to this year. I’m truly doing what I said I wanted. The Universe will put it all into motion – you just have to trust.” I couldn’t have orchestrated this one on my own, that I know for sure. ​​
